Landeq Project Update – Settlers Hill Mernda – 2015 In Review
Settlers Hill Estate is a 25 Hectare residential subdivision, ultimately yielding around 350 lots ranging in size from 300m2 up to 800m2. Located in a prime position in Melbourne’s northern suburb of Mernda, the estate has easy access to major freeways and arterials, public transport and many nearby community services including a selection of schools, shopping centres, cafes and restaurants, hotels and recreational options.
Residents at Settlers Hill will enjoy easy access to a wide range of local parks and reserves, dedicated cycle and walking paths, golf courses and a selection of other active sporting facilities. This will include a new park to be built around the site’s historical nineteenth century settlement markers, featuring contemporary play equipment and picnic facilities.
We commenced construction of Stage 4 in late January after a successful release of 28 lots in late 2014. Our future stage 4 residents took possession of their lots in August once construction was completed, and there is plenty of building activity in progress.
We have approved some great home designs so looking forward to seeing them completed and welcoming our new residents during the year.
Planning and design work continued through the year, with the next 3 stages released and sold. Construction of stage 5 and 6 have commenced and we are aiming to get stage 7 construction underway early 2016. Once complete, this residential property development phase will boast another 94 dwellings, surrounding one of our local pocket parks for our future residents to enjoy.
Our most recent stage 8 was released in December and is selling well, so we plan to get construction underway by the end of the first quarter in 2016.
We are also now working on the remaining areas of the estate, including the hilltop reserve area, featuring a new park with both passive and active spaces including contemporary play equipment and picnic facilities.
The original heritage building and curtilage on the hilltop has provided an opportunity for a practical outcome in the form of a proposed early learning centre for our residents’ convenience, and we look forward to it coming to fruition in the not too distant future.
2016 is panning out to be an exciting year for the project, with the release of stage 9 likely in the first quarter, lots of construction activity with two stages underway and another two to commence and be ready for our new residents to build their dream homes throughout the year.
